Welcome to our monthly Burlington, MA, real estate market update! If you’ve ever wondered, “So… how’s the market?”...this series is for you. This month, as we teeter on the brink of the spring market, we’re taking a look at how we’ve done so far this year.


Market Snapshot at a Glance: February 2026 Stats vs February 2025

Only 6 homes sold in Burlington in February, bringing the YTD total number of homes sold to just 14.  Here’s how it compared to last February:

  • Median days to accept an offer: 36.5 (versus 7 in 2025)
  • Median sale price: $859,944k (vs. $935k)
  • Homes sold: 6 (5 homes sold in Feb 2025)

As February came to a close, the Burlington real estate market was still off to a slow start.  The total number of homes listed YTD is down 29% compared to 2025, and the total number of homes sold is down almost 17%. As we make our way into March and get closer to the spring market, we expect inventory to increase as the snow melts and more homeowners take advantage of the upcoming busy season.

Interest Rates

Mortgage rates dipped to just under 6% for the first time in over 3 years in late February, down over half a point from this same time period last year. However, rates have spiked recently in reaction to the Iran war so it’s still too early to tell how they will settle out for the season. Buyers struggling with affordability are hoping for lower rates to give them a much needed boost as they enter the spring market. There’s a slight possibility of further interest rate adjustments following the Fed meeting in mid March. We will be keeping an eye on how the market reacts to these changes.

Homeowner Tip of the Month: Spring Home Maintenance

After what feels like a never ending winter, March is the perfect time to begin thinking about spring maintenance around your home.

A good place to start is outside. Take a walk around your property and clear away any leaves, branches, or debris that may have built up over the winter. Check that your gutters and downspouts are clear so melting snow and spring rain can drain properly. Making sure water flows away from your home helps protect your foundation and basement from moisture.

March is also a great time to start thinking about outdoor projects. If you’re planning to power wash siding, repair decks, install a patio, paint trim, or refresh landscaping, getting on a contractors’ schedule early can help you avoid the spring rush.

Inside the home, it’s a good time to replace HVAC filters and schedule your annual air conditioning service before the first hot days arrive. This helps ensure your system is running efficiently when you need it most.

Finally, many homeowners use March as a reset month to clean out the garage, organize storage areas, or start a spring cleaning list to make the transition into the warmer months feel much easier.
